After the sale, expenses primarily include brokerage fees, termination fees for any associated contracts, stamp duty for the contract, and mortgage deregistration fees if applicable. These costs vary depending on your situation, so please feel free to contact us for more details.

If it doesn't sell, are there any costs?

There are generally no costs involved. Expenses for typical activities and advertising are included in the success-based brokerage fee. As an exception, if there is a special request from the seller, the actual costs incurred for that request may be charged.
Real Estate Selling Process
(1) Brokerage Agreement
A brokerage agreement is a contract that connects a seller and a buyer.
It is a consignment contract between the seller and the real estate company, in which the seller requests the real estate company to mediate the real estate transaction.
(2) Negotiations with the Buyer
We will conduct an investigation into the property and its management status, and then present the buyer's detailed purchase offer to you.
Please note that we will handle all negotiations with the buyer, so you will not be inconvenienced.
(3) Presentation of Sale Price
Once you, the buyer, provide your desired purchase price, we will report it to the seller.
If the seller agrees to the price you offered, the sales contract will be concluded.
*If the seller does not agree to the price you offered, we will renegotiate with you, the buyer.
(4) Sales Agreement
It is customary for the seller to sign the sales agreement first. Therefore, we will begin by explaining the terms and conditions (price, sale date, etc.) to the seller, and once they are satisfied, we will obtain their signature and seal.
(5) Adjustment and determination of settlement date
After the sales agreement is concluded, we will coordinate the schedules of the seller, buyer, bank, and judicial scrivener to determine the closing date. (At closing, the buyer will transfer funds to the seller, and the seller will hand over the title deed to the buyer. We will handle the scheduling.)
(6) Settlement
On the settlement date, the buyer brings the purchase price and the seller brings the title deed, and the transfer takes place. Under the verification of identity by a judicial scrivener, the rights are formally transferred, completing the sale.
Please note: For settlement, even if the seller is not present, it is possible to ask a judicial scrivener to act as their agent.
